Marseah Delatte, Managing Member of NOLA RP

Marseah “Marcy” Delatte is a native New Orleanian and dedicated mother to three sons, whose family roots run deep and whose beginnings are founded in the Hollygrove neighborhood. As the daughter of a successful third-generation real estate developer and contractor, Marcy not only inherited early exposure to the real estate industry, but also developed an innate ability stemming from her sincere interest, practical knowledge, and lived experience in construction and development.

After graduating from Johnson and Wales University, Marcy returned home to New Orleans and quickly began applying her academic training to the family business. She took over daily operations in her father’s construction and property management company and spent five years fully dedicated to managing and expanding its reach. Following that period, she began contracting her services to both nonprofit and for-profit entities. This included serving as project manager for the Community Volunteers Association’s “Senior Care Program,” which provided funding for elderly home improvements. Marcy oversaw all aspects of the program—securing funding, planning, directing, and coordinating construction activities—ensuring that vulnerable seniors could age in place with dignity and safety.

Hurricane Katrina served as a pivotal turning point in Marcy’s career. The devastation catapulted her focus toward the urgent need to rebuild her own family’s property, which had been severely impacted by the storm. As she poured her efforts into reconstruction, her work quickly caught the attention of neighbors and community members who were also facing the daunting task of rebuilding. What began as a personal recovery effort organically grew into a professional calling, leading to the formation of a construction firm.

Working side by side with her brother Paul, Marcy began taking on projects for others, helping to restore homes and neighborhoods piece by piece. Together, they transitioned from serving clients to investing in their own development efforts—purchasing, restoring, and flipping properties. Driven by curiosity, determination, and the desire to scale a meaningful, mission-driven development practice, they taught themselves how to effectively use Historic Tax Credits (HTC), laying the foundation for what would become a sophisticated approach rooted in community resilience and self-education.

Currently, Marcy serves as Principal of New Orleans Restoration Properties LLC (NORP), alongside her brother Paul. With a strong and dedicated team, Marcy brings together deep expertise in building construction, design, real estate market research, and the structuring of both traditional and non-traditional funding sources. The firm has successfully assembled complex capital stacks using tools such as Low-Income Housing Tax Credits (LIHTC), Historic Tax Credits (HTC), Payment in Lieu of Taxes (PILOT) agreements, and green building incentives including Enterprise Green Communities, FORTIFIED construction standards, and ENERGY STAR certification. These layered strategies allow NORP to effectively leverage public and private financing to support the development of high-quality, resilient, and sustainable affordable housing.

As the sole developer on several projects, the NORP team leads every phase—from acquisition and financing to construction and occupancy—delivering high-impact, community-driven developments across New Orleans and other markets. Marcy’s shared commitment to equitable growth, sustainability, and neighborhood revitalization drives their work in both urban and rural communities.

Paul Alvin Irons

Paul Alvin Irons, Managing Member of NOLA RP

Paul Alvin Irons is a fourth-generation real estate developer based in New Orleans, LA. He is a husband to Kimberly and father to three boys, holding dual Bachelor’s degrees in Finance and Real Estate from Florida State University. A former NFL tight end with the Cleveland Browns, Paul has been leading teams since high school and brings that same discipline, vision, and leadership into his real estate ventures.

Paul purchased his first investment property at just 17 years old with the support of his parents, marking the beginning of a career centered on revitalizing communities and executing strategic real estate development. He has deep experience in identifying and structuring complex transactions, leading development and acquisition deals, and overseeing both private and public sector construction projects using the critical path method scheduling while acting as a General Contractor.

Paul has significant expertise working with low-income housing tax credits (LIHTC), historic tax credits, and other public financing tools. He has collaborated with numerous governmental agencies, including housing authorities and state-level housing corporations, navigating their funding mechanisms, compliance standards, and competitive award processes. This has allowed him to successfully structure and close deals that deliver both financial returns and social impact.

A graduate of the Goldman Sachs 10,000 Small Businesses program (New Orleans Cohort 2), Paul plays a pivotal role in shaping the mission and direction of New Orleans Restoration Properties (NORP). His leadership emphasizes strategic community development, business growth, and building high-performing teams. He is passionate about fostering a culture of ownership and unity, and he enjoys mentoring young athletes and future leaders to achieve their highest potential.

To date, Paul has managed the completion of over $70 million in development and construction funding across projects totaling 219 housing units, with an additional $50 million in committed funds for projects currently in the pipeline.

Daniel Delatte

Daniel Delatte – Project Manager

Daniel, a recent grad from Ohio Wesleyan University, was born and raised in New Orleans. After spending much of his time being involved with the US Forest Service and US Fish & Wildlife, he wanted to move back to the city he was raised in.

With a degree in Geography, Daniel specializes in mapping and zoning, and has a strong passion for environmental studies. Outside of all of this, Daniel is a loving dad to his Labrador retriever Cocoa.
